As new developments across the GTA continue to densify the city, large residential developments have begun to sprout in Toronto’s suburban brownfield areas. With the ongoing condominium boom boosting land values city-wide, more and more low-density and underused plots of land are now attractive for high-rise residential developments, often in locations which would have been overlooked just a few short years ago. Yesterday morning, ground was broken for the first phase of just such a development, namely 2150 Condos, a 3-tower, 597-unit project by VHL Developments Inc.

Located at Birchmount and Lawrence in Scarborough, the three 19-storey, Master Building Inc.–designed towers will rise on the site of a former car dealership, replacing inefficiently used land with medium-high density residential housing. It's VHL's specialty to find under-valued properties to redevelop, and then pass on the savings to purchasers through attractive pricing.

2150 is being marketed in three phases, the first of which (the north tower) is now over 80% sold, and as of yesterday, is now under-construction. As dignitaries toasted inside the sales centre, two workers were busy covering the perimeter hoarding with “Now Under Construction” signs, amounting to the most timely sign installation we ever remember seeing!

To commemorate the groundbreaking, V.H.L. President Van Lapoyan and V.H.L. General Counsel Marc Freedman were joined by Michael Thompson, City Councillor for Ward 37 Scarborough Centre, and architect Mazen Al Kaddam of Master Building Inc., ceremonially shoveling the first chunk of earth to mark the start of construction.

Phases two and three of 2150 Condos have not been launched yet, but we will be sure to keep you updated on phase one’s construction and provide more information regarding later phases as it becomes available.
